LEED Certification
A globally recognized green building rating system developed by the U.S. Green Building Council that evaluates a building's environmental performance across energy, water, materials, indoor quality, and site sustainability.
What is LEED Certification?
LEED (Leadership in Energy and Environmental Design) is a globally recognized green building rating system administered by the U.S. Green Building Council (USGBC). LEED provides a framework for designing, constructing, operating, and maintaining green buildings. Projects earn points across multiple sustainability categories and achieve certification at one of four levels: Certified, Silver, Gold, or Platinum.
LEED Rating Categories
LEED evaluates buildings across several performance categories: Sustainable Sites (site selection, transportation, stormwater management), Water Efficiency (indoor and outdoor water reduction), Energy and Atmosphere (energy performance, renewable energy, refrigerant management), Materials and Resources (recycled content, regional materials, waste management), Indoor Environmental Quality (air quality, lighting, thermal comfort), Innovation (exemplary performance and innovative strategies), and Regional Priority (locally important environmental issues).
LEED and Development
LEED certification is voluntary but increasingly requested or required by institutional investors, corporate tenants, and government agencies. Some municipalities offer incentives for LEED-certified buildings, including expedited permitting, density bonuses, tax incentives, or reduced fees. LEED certification can also command rent premiums and higher property valuations in many markets.
LEED and the Building Code
LEED requirements are separate from and in addition to building code requirements. A code-compliant building is not necessarily LEED-certifiable, and LEED certification does not substitute for code compliance. However, some LEED credits (particularly energy performance) align with and exceed code requirements, meaning that pursuing LEED can drive designs that go well beyond minimum code standards.
